February Market Update

No one right now needs to know that their house is worth more than ever before and no buyer needs to know that it’s actually really difficult to find a house. We want to really show exactly what’s going on in the real estate market and how to navigate it best and why it’s important to hire a real estate company like ours.


See right now, it’s still possible to act like brokers used to, where they used to have lots of relationships with past clients or people within the community. Those people may want to sell their homes or buy another house but are just apprehensive to get into the market for one reason or another. A very common example right now is someone who wants to move to the South, or out West, or to find another job for relocation. They’d love to do that but they may be waiting on a relocation package or they want to downsize, but still need to work out some details with family. Brokers would understand and have a knowledge of all of these individuals across the state and then be able to connect both buyer and seller.


Also on our MLS, we stay compliant by having a “Withhold from MLS” form, and sometimes we have agency agreements but we don’t publish them on the MLS. Why? Some people don’t want other individuals or buyers coming through their home. Some people want to sell discreetly and don’t want to have a “For Sale” sign in front of their house. This is an excellent opportunity to really see the leverage and strength that a real estate agency can bring to you.

So if you’re looking to buy a home right now and you can’t find it, reach out to us. If you’re searching on Zillow and you can’t find it, reach out to us. If you’re a seller in the market and you’d love to sell, we actually have a list of people who would love to sell and maybe for a specific price, called our “Make Me Move List”. We’d love for you to reach out to us and get added to that list and see how potentially there may be a buyer in the market who’s willing to wait, maybe even a few months, or let you live in the house long after you’ve closed so that they can secure a property and you can find the house of your dreams.

The Real Estate Market in Connecticut

So what’s happening in the real estate market in Connecticut? Well, median sale prices dropped just about 2%, which is very typical for January into February months, but we’re excited to see some inventory start to come to the market..people are already calling us. On the market right now, well, not great news: we saw inventory drop another 13% and sales are down about 30%, but again, that’s simply due to not having enough houses out there on the market right now.

What does this mean for buyers and sellers? It’s still an amazing time to sell. Sellers, reach out to us and let us know if you want to move. It doesn’t have to be now, it could be in the future. The Real Estate Market in Massachusetts

For our friends in Massachusetts, we have some great news: median sale price is in the state of Massachusetts increased, just under 1%, for a median sale price of $543,000. Marketing times are taking around just over 30 days and there are more options available with 2.7 months worth of inventory.
